RULES AND REGULATIONS
The
following rules and regulations have been adopted by Management in
order to facilitate a clean, quiet, community environment on the
property for each tenant. These rules and regulations constitute a
part of the Lease and are attached to and incorporated in same. Said
rules and regulations are subject to change, and Management will
notify the tenants in writing of any change in these rules and
regulations.
Failure to adhere to any and/or all of these regulations may be deemed a breach of the lease agreement, and will result in consequences which may include, but are not limited to: a formal warning, fines/fees, and/or eviction.
I, the undersigned, do hereby acknowledge that I have read and that I understand each of the rules contained herein. Further, I understand that these rules and regulations are part of the lease agreement and I understand the potential consequences of failing to adhere to these rules and regulations. Finally, I acknowledge receipt of a copy of these rules and regulations.

Failure to adhere to any and/or all of these regulations may be deemed a breach of the lease agreement, and will result in consequences which may include, but are not limited to: a formal warning, fines/fees, and/or eviction.
- Any
necessary repairs or problems must be reported, in writing, to
Management within twenty-four hours of occurrence or discovery.
Written notice may be made by U.S. Mail or by email, but NOT by text
message.
- Any
emergency repairs must be reported, by telephone, to Management
within one hour of occurrence or discovery, and the tenant must take
any necessary steps to reduce damage to the premises and/or to
his/her personal property. You may follow up your phone call by text
message as well, and someone will respond to you with either a
return text or telephone call.
- Residents
must report in writing any detection of pests (roaches, ants, mice,
etc) within twenty-four (24) hours of the initial discovery.
- Loitering
(“hanging out”) outside on the property after 10:00 p.m. is
strictly and expressly prohibited.
- Parking
or driving vehicles on lawn areas is prohibited. Offender's vehicle
will be towed immediately at owner's expense, and any damage done to
plumbing due to pipes breaking or leaking caused by being parked or
driven upon will be promptly billed to offender.
- Pets
are only allowed with the express written consent of Management.
Guest and invitees may not bring pets onto the property for any
reason or for any amount of time. Tenants may not bring pets onto
the property temporarily without the express written consent of
Management.
- Under
no circumstances, at any time are inherently dangerous animals
allowed on the property.
- No
antennae, satellite dishes, aerials, cables, clotheslines, flags, or
any other exterior fixture or decoration may be installed on the
property either temporarily or permanently.
- No
signs, advertisements, or notices (except those approved by or
published by Management) may be placed on the exterior of any
building, in any window, or on any part of the property.
- Entryways
and stairways are to be kept clear and no personal property is to be
placed outside of any unit that might be deemed a nuisance,
offensive, or unsightly by Management or neighbors.
- Children
under the age of fourteen must be supervised at all times. Children
may not play in the parking area, on the stairways, or in the
streets. Children must maintain peace and tranquility throughout the
community at all times. Damage to premises and/or property by
children will be billed to appropriate adults/residence. Children
under the age of fourteen (14) must not be left alone in residences
– ADULT SUPERVISION IS REQUIRED!!!
- Tenants
shall not litter on the property and must keep sidewalks, doorways,
and stairways free from all obstructions at all times. Halls and
stairways are to be kept clear of all personal property. No
entryway, patio, balcony, porch, or terrace shall be used for
storage, hanging of laundry or in any other way that will be
unsightly or offensive to neighbors or management.
- Residents
and their family and guests shall not litter the premises or
obstruct sidewalks, doorways, or entryways. Congregating in or on
the breezeways, and/or stairs is not acceptable. Cigarette butts
must be disposed of properly and not left on sidewalks, stairways,
in the parking area, in yard, etc.
- The
volume of televisions, stereos, and car stereos must be maintained
at a reasonable level such that other tenants and neighbors will not
be disturbed, PARTICULARLY BETWEEN THE HOURS OF 10:00 P.M. AND 8:00
A.M. (This includes inside and outside the residence).
- Birds
and other animals should not be fed in common areas.
- The
use of extension cord wiring for electrical appliances and/or
fixtures in violation of the Municipal Code is prohibited.
- Waterbeds,
aquariums, and other water-based recreation and entertainment
devices are not permitted without the express written consent of
Management and written proof of a current Renter’s Insurance
Policy covering any potential property and/or structural damage,
including but not limited rupture and/or leakage of said items,
prior to installation.
- No
single piece of furniture in any unit may exceed six hundred pounds
unless express written consent is obtained from Management.
- Blinds
are provided for each unit. No other window treatment or covering of
any kind may be utilized without the express written permission of
Management. (e.g. drapes, foil, etc.)
- Lockout
services, as detailed in the Key Receipt, will only be provided
under those terms and conditions, and only
to named tenants/occupants with valid photo identification
(state identification card, driver’s license, passport, etc.)
- No
oversized vehicles, recreational vehicles, watercraft, trailers, or
storage containers are permitted in the parking lot without the
express written consent of Management.
- No
vehicle may be parked anywhere other than in the parking lot for any
reason at any time.
- Vehicles
that are plainly inoperable, those which lack proper license and/or
inspection stickers, and/or those which appear abandoned will be
posted will be posted with a seventy-two (72) hour notice and towed
as allowed by law at the expense of the registered owner and/or
responsible tenant.
- No
car washing or vehicle repair of any type may be performed on the
premises at any time for any reason without the express written
consent of Management.
- Local
health and safety codes and state insurance regulations make it
mandatory that no gasoline or other explosive, combustible or
flammable materials shall be kept on the premises nor shall any
activities be permitted which would increase the rate of fire
insurance upon the property. The use of fireworks on the property is
expressly prohibited as is any other activity which might constitute
a fire hazard. No cooking of any type, including on any barbeque
grill, is allowed in any common area (balconies, sidewalks, parking
area) with the exception of tenant use of outdoor cooking equipment
provided by management and located outdoors in the common area. All
other cooking must be confined to the kitchen.
- All
trash must be placed in garbage bags or otherwise tightly packaged
and placed in the dumpster provided on the property. No furniture
or other unreasonably large items are to be placed in the dumpster,
and any empty boxes should be broken down prior to placing them in
the dumpster.
- No
firearms, incendiary devices, explosives, fireworks, highly
flammable materials/substances nor anything that may be used as
offensive weapons may be on the property or in any unit. This
includes, but is not limited to, knives, slingshots, clubs,
pellet/air/BB guns, rifles, shotguns, mace, etc.
- The
resident agrees to strictly abide by all city, parish, state and
federal law.
Any
suspicion of criminal behavior or activity (ie use or sale of any
controlled substances, gang activity, child abuse, domestic
violence) will be immediately reported to the Baton Rouge Police
Department. Participation in criminal activity is cause for
eviction.
- In
the event that the Resident, Resident’s agent(s), employees,
guests, invitees, or any member of the resident’s household
violate any term of the lease agreement and/or the rules and
regulations set forth in this document, the resident shall be
responsible for any damages of any kind incurred by the landlord as
a result of the violation. These damages may include, but are not
limited to, repair of property damage, fines/fees imposed on the
landlord by any court or agency, and any other penalties and/or
costs.
- In
the event that the Resident, Resident’s agent(s), employees,
guests, invitees, or any member of the resident’s household
violate any term of the lease agreement and/or the rules and
regulations set forth in this document, the resident may be subject
to eviction. In the event that the Resident, Resident's agents,
employees, guests, invitees, or any member of the Resident's
household violates this addendum and such violation results in the
assessment of fines, penalties or costs, RESIDENT shall indemnify
and hold the OWNER/MANAGEMENT harmless.
- Resident(s) specifically waives the requirement for the five day notice to vacate as set forth in the Revised City Code of the State of Louisiana and under the Code of Civil Procedure as they may amended.
