FAQs

 Q: I’m interested in renting a residence. What type of $ am I looking at?
 A: Application Fee=$50. Deposit and rent are listed on each floor plan currently available. Don’t forget to check out the specials section!

 Q: What kind of background checks do you do?
 A: Criminal and credit. Eviction history. The usual.

 Q: Is there any way I could move in and pay my rent later?
 A: NO.

Q: I'm interested in moving in to one of your properties. What do I do?
A:  Make an appointment to check it out and make sure it's what you want. If you are pretty sure that this is 'the one', come prepared with your US I.D., social security card, and proof of income, the application fee, and the deposit, because when we have a vacancy, they tend to go quick.

Q: How long will a deposit hold a residence?
A:  A deposit will hold a residence for 15 days. A lease MUST be in effect by day 15, or the deposit is forfeit. Applications will not be accepted without both an application fee AND a deposit.


Q: I'm moving in, what do I do?
A:  You'll sign a lease with us, and as part of that lease, you'll be doing a 'walk-through' document, which rates the condition of the different aspects of the residence. BE PICKY!!! We want this to be as accurate as possible. Members of our staff will have inspected the residence before the walk-through, and the residence should meet our high standards. However, everyone is human, and from time to time the staff may overlook something. The walk-through is your opportunity to point out any issues. We encourage you to take your time and closely inspect each room; remember this is where you are going to live, hopefully for a long time to come! If there are any problems, defects, etc,. make sure that they are recorded  on the Move In/Out List.


 Q: When is rent due?
 A: The first of each month. Some folk pay it before then just in case.

 Q: I paid before the 1st, but forgot/mailed my payment in/didn’t know about the rewards card! How can I get one!
 A: Go to the contact page and get in touch with me!

 Q: What’s covered in my monthly rental payment?
 A: Depends on the property. Contact us for details.

 Q: Do you take checks?
 A: No. Too much rubber. We take cash, money orders, and debit/credit.

 Q: I have a pet, and can afford everything else, but I’m having trouble scraping the pet fee together. Can you work with me?
 A: If you can scrape it together within two months, we can work a payment schedule out, and sign a promissory note. I understand the pet thing.

 Q: The pet fee is for all pets, not per pet, right?
 A: Nope, it’s PER PET. And note: ALL PETS MUST BE APPROVED. PLEASE NOTE!!!!
If a tenant is discovered to have a pet when they have not requested to have a pet added to their lease and gotten approval and made payment arrangements for their pet fee, that tenant will be fined in addition to having the pet fee added to their account. And yes, that means that if someone is caught with two pets, that means two fines and two pet fees, etc.

Q: What does ½ off your 1st month’s rent mean?
 A: It means you pay only ½ of your pro-rated rent for the month your lease starts.

 Q: I have a friend that’s interested in an apartment, can I get a kickback?
 A: Yes, check out our incentives area!

 Q: I earned a rental credit voucher, when can I use it?
 A: Whenever you pay your rent (on time), as long as you have no past due balance. Just deduct the voucher from your rent (like a coupon) and include it with your rent payment so that the total is your rent payment.
If you have a past due balance, you MUST  bring your account current (have a zero balance) before you can use your rental credit voucher(s). 

Q: Any safety tips?
A: Let a neighbor know when you are going out of town so that they can keep an eye on your residence. Report any lighting that's gone out, or broken locks. USE YOUR DEADBOLT!


Q:  I'm planning to move out, what should I do?
A:  Firstly, you need to give 30 days notice. If you go to the 'Contact Us' section, there is an 'Intent to Vacate' form there that you can fill out and mail in. The form also spells out what you need to do in order to make sure that your security deposit is returned to you.


Q:  I'm looking for something bigger (or smaller). Can you help me?
A:  We have apartments AND houses, and we are continuing to add to our properties. What we have available changes as people's needs change. If you let us know what you are looking for, we can let you know when we may have something that meets your needs available.


Q:  That sounds nice, but honestly, I'm looking to purchase a home.

Q: I heard you sell stuff. Like what?
 A: Well, I have the ALS Merchandise, I make jewelry, do leatherwork, aromatherapy, and a whole BUNCH of other stuff that’s just too long to list here. My best suggestion is to check out the Eclectic Goods section, it’s constantly changing. First come, first serve! Best of all, for tenants, no shipping!
