I'm not the norm, as you can see by the pig. I like him, he's cute, he makes a statement, and he reminds me to continually strive towards my goals, no matter what anyone else says. &*(%^&* 'em. They don't determine whether I succeed in life, I do ... and the same goes for you. I'm blunt (guess you figured that out by now), and honest. I bust my tail, and if you're one of my tenants, I'm typically busting it for you - on top of my 'day' job. And that's on top of my teenage daughter busting my chops. The parents out there will know what I mean. The exhaustion, it overwhelms at times.
I'm pretty flexible. If your credit sucks, but you pay your rent on time, we're cool. I know how divorces can be on credit, and so on. You don't pay on time, we're not cool, and you get stuck with late fees you have to pay too. You don't pay your rent, I evict. That simple. I've gotten burnt too many times, so I've gone to a zero tolerance policy. Excuses don't work ... you don't pay for your roof, everyone loses theirs, and that's just not fair. You've got bills to pay, we all do. Meet your responsibilities, or don't sign that lease, and keep on walkin'. Five day notices will go out upon non-payment of rent in a timely fashion, and eviction paperwork will be filed with the court on the 6th day if that tenant's rent is not paid in full including late fees. Period.
The good news, is that if you pay your rent on time (or before it's due) you can actually EARN $ off of your rent, but you'll see that elsewhere in the website. I believe in praise and reward when they are merited, just as I believe in penalties when they are merited. Unlike most landlords, I actually follow through on BOTH of those beliefs, and don't JUST dish out late fees for the offenders. If you are a responsible adult and do the right thing, in my opinion, YOU DESERVE TO BE ACKNOWLEDGED AND APPRECIATED.
If you think you might have trouble paying your rent on time, and you let me know BEFORE YOUR RENT IS DUE like a responsible adult, I have programs in place to help you out. See the "Need a Hand?" section of the website. Rent can be paid via cash, money order or debit/credit card (with an additional fee). Rent may be paid in person, or can be mailed to the address on your lease. Rent that is mailed will be credited as received as of the date that the envelope is officially postdated by the post office.
